Building Regulations, Planning and Listed Buildings
Many building alterations and improvements require approval under building regulations which apply to new and existing buildings. For example, most electrical, drainage works, major roof repairs, replacement windows or accessibility improvements all require approval from either the Local Authority Building Control (LABC) Officer or an Approved Inspector.
We can design to the approved document guidance on your behalf and in the submission of building control applications and liaison with Building Inspectors. Our expert knowledge will guide you through the technical requirements and considerations.
In addition, some alterations, or changes of use to a building or some extensions may require planning consent from the Local Planning Authority. We can produce the relevant information required to obtain planning consent and liaise with the planning department to discuss the application.
What is the difference between Building Regulations and Planning Permission?
Building regulations and Planning Permission are different. You may need both for you project including the payment of two different fees.
Planning Permission may be needed for a project such as an extension, some loft conversion and some garages but typically the planners are interested in the location of the works, siting of the property, the percentage of building work carried out.
In addition, some alterations to buildings which form part of a conservation area or are listed buildings protected by statute may require further consents and are in addition to a planning application. These designations generally apply additional criteria to applications and remove some permitted development rights. We are very experienced in Building Regulations, Planning and Listed Building applications.
What the building control is interested in is, the quality of the work carried out. They will inspect the property on your behalf at the start of the project and part way through. They are interested in quality and safety and will check that the works meet the building regulations.
